A Schedule of Condition is an amazingly useful service that records the state of a property at a particular time - a snapshot of the condition. There are hundreds of applications for this and it is exactly the same as your son or daughter taking pictures of the location of all the furnishings right before ‘that’ house party. Or perhaps, taking pics of the rental car before and after. Ensuring you get a pic of every scratch and scrape caused by the previous users considered and recorded just in case…
A Schedule of Condition by Perito consists of both a written report and referenced library of photographic evidence. They are commonly used at the start of a lease to document the condition of the building prior to tenants taking occupation, or perhaps before any building works are carried out by the next-door neighbours (think Party Wall etc Act 1996!). Particularly if there is a shared wall involved.
Strictly speaking, a Schedule of Condition is a factual record of the condition of a property usually prepared for legal or contractual reasons (such as leasing a property). It may be beneficial to seek agreement of the other party to ensure that it is a fair reflection at the time of writing in case it is disputed later.
Costs for Schedules of Condition can vary depending on the size and complexity of a property, but it often starts at just a few hundred pounds upwards. The way to think about this is not to measure the up-front cost but to consider how spending a little now not only saves stress and productivity (all the other things you could be doing with your time, holidays anyone?) but also the cost incurred in any disputes. These disputes do happen and much more often than you’d think.
