Residential surveys are one of Perito’s most popular services. We’ve experience working on a wide range of domestic properties including studio flats, detached houses, Grade II listed and luxury, prestige, properties. There are three levels to choose from known as Level 1-3 and the key thing to remember is that the most expensive isn’t necessarily best - which one you go for needs to be matched to your requirements – and we can help you work them out too.
A new build snagging inspection includes a superficial inspection of the property you are purchasing, and the report details a comprehensive list of all ‘snags’ - issues which are not compliant with the agreed property specification, do not comply with the Building Regulations, or where workmanship and finishes are not to an acceptable standard.
This is issued as an itemised list which you can pass to the developer to rectify prior to completion of the sale.
This is the most basic level of report which costs the least, but is also the least detailed. A condition survey will cover:
It does not cover advice on solving problems or defects, or any indication on the value of the property.
There are two options in this category – with and without a valuation.
The main report is a more detailed report on the condition of the property and issues, including cracking, visible rot and other defects covers the following:
This option, including valuation, gives an additional estimated value of the property value and an insurance ‘reinstatement’ value reflecting the potential costs to rebuild the property if it were to be destroyed, which is often required when insuring a property.
These are the most comprehensive, the most expensive survey but also the most informative of the options available and will include the following:
Give us a call and we’ll be able to offer a competitive quote for an efficient and informative report that’ll do exactly what you need it to.
We help organisations know how easy it can be to create the most amazing inclusive environments.
James Wheeler MA,
"As a business owner I am interested in making sure my facilities are as accessible to my clients as possible. I wasn't sure where to start but Perito have been great in making the complex law straightforward and they provided me with a nice report. I was pleased that a lot of the suggestions were really practical and easy to sort out by my regular maintenance team and cost almost nothing to implement. The Perito inspection team were very discreet and courteous. Thanks Perito!" - Ikandu Ltd
"We’d like to thank James and his team for their professional approach, seamless dealings with us and satisfactory outcome for this survey.
The Perito team has added value in ways we hadn’t expected. In that it has enabled us to understand the costs associated with the works which we have and will use to good effect in our future planning and strategy. We are a charity and as such have to manage our funds wisely. Perito’s practical approach and their ability to recommend changes that had little or no cost as well as the larger more costly changes, has meant we are able to improve our Branch within our limited budget. Highly recommend." - Samaritans Plymouth Branch
"Great job! Above all, we felt that Perito understood that we are a fast paced customer focused business. We really felt that they understood the commercial aspect of our business and the clear layout of the report was great because it has given us a way forward. A thumbs up from all of us here, thanks again." - Fishalicious
