Residential surveys are one of Perito’s most popular services. We’ve experience working on a wide range of domestic properties including studio flats, detached houses, Grade II listed and luxury, prestige, properties. There are three levels to choose from known as Level 1-3 and the key thing to remember is that the most expensive isn’t necessarily best - which one you go for needs to be matched to your requirements – and we can help you work them out too.

Buying a New Build Property

New Build Snagging

A new build snagging inspection includes a superficial inspection of the property you are purchasing, and the report details a comprehensive list of all ‘snags’ - issues which are not compliant with the agreed property specification, do not comply with the Building Regulations, or where workmanship and finishes are not to an acceptable standard.

This is issued as an itemised list which you can pass to the developer to rectify prior to completion of the sale.

Buying an Existing Property

Conditional Report - Level 1

This is the most basic level of report which costs the least, but is also the least detailed. A condition survey will cover:

  • Traffic light summary condition of the various parts of the property.
  • A summary of the property’s defects and potential issues.

It does not cover advice on solving problems or defects, or any indication on the value of the property.

Homebuyers Report

There are two options in this category – with and without a valuation.

The main report is a more detailed report on the condition of the property and issues, including cracking, visible rot and other defects covers the following:

  • Visual non obtrusive inspection of the property and summary of defects and advice on any issues observed (without opening up any ceilings, walls or floors, or moving furniture or stored items).

This option, including valuation, gives an additional estimated value of the property value and an insurance ‘reinstatement’ value reflecting the potential costs to rebuild the property if it were to be destroyed, which is often required when insuring a property.

Full Building Survey

These are the most comprehensive, the most expensive survey but also the most informative of the options available and will include the following:

  • An extensive inspection, where practical removing access hatches, lifting carpets or other loose finishes and accessing lofts to provide a thorough appraisal of the property and its condition.
  • aking measurements of dampness levels and cracking and reporting on the potential causes for any issues, and actions recommended to investigate further or remedy.
  • Advice on repair work and timescales in order to prevent any issues worsening, as well as commentary on any historic issues or alterations you should be aware of (such as bomb damage, chimney removal or extension work).
  • This does not involve a valuation or insurance reinstatement valuation.
